Should I buy a house near high-voltage power lines?

Consider the setting, utility rights, your own comfort and resale—not simply how much less the house costs.

A home can look appealing in photographs while the transmission corridor feels quite different when you stand in the garden or look from an upstairs room.

Visit at different times and conditions

Some high-voltage lines produce audible noise, particularly in damp conditions. Return when practical, including a quiet evening and wet weather, and notice what you can hear from permitted viewing areas. Arrange access before entering the property.

Separate what you observe from a health claim. An agent cannot determine medical safety from a showing, and I would not promise that a particular distance answers that question.

Understand the easement before imagining an addition

The title report and recorded easement can affect construction, planting and access. If you want an ADU, pool or substantial landscaping, obtain the relevant documents and have the appropriate parties confirm what is allowed. The open space you see may not be space you can use as you wish.

Consider the next buyer’s reaction

Some buyers will reject the setting. Others will accept it at the right price. That can influence competition when you sell, but does not establish a standard discount across every property.

Your agent should help you understand what is permanent, what can be investigated and whether the price reflects the trade-offs.

I would be pleased to help you explore those property questions. You can decide whether the setting is genuinely comfortable for you, rather than hoping an attractive price will make the concern disappear.
