Should I sell stocks for my down payment?

Decide how much you actually need, what selling creates in taxes and what should remain available after buying.

For many Bay Area households, a substantial portion of the down payment sits in company shares. The decision is about more than whether the share price looks attractive today.

Separate the stock value from the spendable cash

Typical vested RSUs create employment income when they vest. A later sale generally creates a capital gain or loss based on the difference from the applicable tax basis. Do not assume all stock plans work like RSUs or that the tax shown on one statement is the final amount owed.

Have your CPA confirm the basis, holding period, withholding and any tax reserve. Federal long-term treatment can apply when the relevant holding period exceeds a year; California does not have a separate preferential capital-gains rate.

Consider concentration on both sides

Using some shares can reduce exposure to one company, particularly when it also provides your salary. But putting nearly all available wealth into one home creates another kind of concentration and reduces liquidity.

Compare the down payment choices with the mortgage professional before selling more than you need.

Prepare the documentation and timing

The lender may need brokerage statements, sale confirmations and evidence tracing transfers. Respect any employer trading restrictions. Keep cash available for taxes, closing, moving and the first year of ownership.

Your agent should coordinate the property timeline with the financial preparation—not direct your investment trades.

I would be pleased to help connect those pieces and identify the right questions early. You can decide what to buy with a clearer understanding of the resources you want to use and preserve.
