What is the best month to list my home for sale?

There is no month that guarantees the best result. The right timing depends on your home, its likely buyers, the competing supply and what comes after the sale.

What worked last spring may not work the same way next spring. Rates, employment, confidence and available homes can change.

A seasonal headline cannot account for your particular property.

The school calendar has two sides

Families with children may prefer to move during the school break. That can make a spring or early-summer launch attractive.

But your neighbors may be planning around the same calendar.

More buyers can help. More competing homes can reduce that advantage. Your agent should examine both rather than assume the seasonal increase in activity belongs entirely to sellers.

A quieter month can still work

Some of our strongest results occurred in December, when conventional advice suggested buyers would be occupied with the holidays.

That experience matters because it challenges a blanket rule. It does not establish December as the best month either.

The question is which buyers are active in your segment and what alternatives they will have when your home appears.

Include the next purchase

If you wait hoping your home rises 10%, the next home you may wish to buy could rise by a similar percentage.

Waiting might improve your position—or simply move both prices higher. Compare the complete move, including carrying costs and property taxes, rather than the sale price alone.

Prepare backward from the life you want

Even if your move is months away, we can begin with the dates you are considering. I can help compare the preparation each allows, the cost of waiting, current competition and how the sale would fit your next move. You can use that understanding before deciding when—or whether—to list, and whether we are the right fit for you.
