Can I sell my East Bay home and buy the next one without moving twice?
Often, yes. The starting point is knowing where you want to go and arranging the transactions around that decision. You may be able to sell, release your equity and remain temporarily while completing your next purchase.
In this approach, your sale closes first. A negotiated rent-back gives you time to finish the purchase before you move.
Resolve the money before setting the dates
First, establish where the down payment will come from. If it is tied up in your current home, your lender needs to know when those proceeds will become available.
An available line of credit may be an option for some owners, but it requires approval and its payment can affect qualification. Do not count on borrowed funds before the lender has reviewed the full plan.
If you cannot qualify with both mortgages, your lender may require the old mortgage to be paid off before funding the new purchase. Other arrangements can depend on the loan program and documentation. Get your own lender's requirements before writing offers.
A practical timeline to discuss
Suppose you negotiate a 30-day sale closing and a further 60 days of seller occupancy that the buyer, lender and insurer accept.
- Day 1: You accept an offer on your current home.
- Around day 20: If your buyer has removed the relevant contingencies, you have a clearer basis for making your next offer.
- Day 30: Your sale closes, the existing mortgage is paid off and the proceeds become available.
- Day 90: The agreed 60-day occupancy ends.
From day 20, that gives you approximately 70 days to complete your purchase and move. With a 45-day sale closing, the dates shift. Agree on the dates before putting yourself on that clock.
The rent-back needs a written move-out date, financial terms and responsibilities. Confirm the buyer's required occupancy deadline before promising 60 days; their mortgage documents may start that clock before your closing date.
Be ready for the clock you are creating
Have you chosen the city, neighborhood and price range? Are you and your partner looking for the same thing?
If one wants north and the other wants south, do not put yourselves under this pressure. A temporary rental may be more sensible if you want six months to explore.
Bridge financing is another possibility, but it can be expensive. We prefer to examine the simpler alternatives first.
