My East Bay home is not selling. What should we change?
Start with how buyers are responding. Are people passing over the listing online, or visiting and deciding not to offer? The next move should respond to that evidence.
Reducing the price without understanding the problem can waste time. So can insisting the price is right while buyers continue choosing other homes.
Little traffic means we need to examine the online choice
When buyers compare your home with their alternatives, do the photographs and description communicate a reason to visit? Does the asking price make sense beside what else they can buy?
Review those elements together. A photo that does not show the layout clearly, limited showing access or a price that looks out of line can discourage a visit. Check that the listing is appearing correctly and that inquiry and showing arrangements work, too.
The question is what is stopping buyers from taking the next step. Do not assume it is price until you have examined the presentation and exposure.
Showings without offers deserve specific feedback
Sometimes what looked attractive on the phone does not match the experience in person. A problem left out of the presentation may feel small to the seller but unwelcome to someone who does not want a project.
Ask what disappointed visitors. Was the condition different from what they expected? Did the photos create an impression the home could not support? Or did another property offer more for the money?
Do not turn one comment into a diagnosis. Look for consistent feedback and compare it with the homes buyers are choosing.
Be a buyer for a moment
Would you select your home over the others available at that price? Or has your listing become the comparison that helps another agent demonstrate why a different property is a better purchase?
If preparation can correct the problem, consider the work, fresh photographs and a clearer presentation. If the price is unsupported, it needs to change.
Give buyers a meaningful reason to reconsider
A series of small cuts can leave the home chasing the market. A substantial adjustment should come with a reasoned price and an updated plan, not another hopeful number.
Think about an auction: interest must exist before competition can develop. The same principle matters in a home sale. First, you need buyers who want the home. Then you need a skilled team to negotiate from that interest.
