What is my East Bay home worth—and how should we price it?
The useful answer is a realistic selling range—and a clear plan for reaching it. The highest number an agent suggests is not necessarily the most valuable advice. Remember, the agent is not buying your home.
An online estimate can be a starting point. It cannot fully explain how buyers will experience your layout, condition, outlook or the alternatives available when you list.
Begin with comparable homes
We look at sales on your block and nearby, often within a quarter-mile or half-mile. We review the last six months, then the last three months to understand the direction of activity.
Distance and dates alone do not make a property comparable. Layout, lot, condition and location still matter. A nearby sale with a very different living experience may need careful adjustment rather than equal weight.
Look at what buyers can choose today
Past sales tell us what happened. Current competition tells us what buyers can choose now.
A buyer considering eight similar homes has more alternatives than someone choosing between two. That changes how we position your property, even when the recent sales look strong.
Then we look at preparation and access. Will the home be vacant or occupied? Can buyers visit easily? Do the photos, condition and showing experience tell the same story?
Find the reason someone will remember your home
We once represented an older homeowner whose property had few obvious features to distinguish it. But she had preserved a beautiful old entrance lock and handle—one of the oldest we had seen.
We made that detail part of the home's story. It gave visitors something distinctive to notice. We held four open houses, each packed, and the property sold six figures above asking.
Separate the asking price from the expected result
Your recommended list price should have a purpose. If it is designed to encourage competition, you should understand the selling range we believe the property supports and why.
You also need to know what we expect as the home stands, what preparation might improve, and which spending is unlikely to help.
