Could a seller’s agent pay my agent to steer me toward a home?

Seller-paid compensation can be legitimate. Recommending a home because it pays the agent more, rather than because it serves you, is the concern.

Those are different things, and you deserve an explanation of both.

Your written agreement should make the compensation understandable. If the seller offers to pay some or all of it, your agent should explain how that affects what you owe. The payment should not quietly become the reason a property is recommended.

Listen for property-based advice

Why does this home fit your priorities? What are its weaknesses? Which alternatives were considered? Would the agent still show and discuss a suitable home that offers no seller-paid compensation?

In my own 23 years of practice, I have not personally encountered that kind of improper steering among the associates I have worked with. That is my experience, not evidence that it cannot happen. Every profession has people who fall short of its responsibilities.

Trust should be earned during the work

My approach is that an unhappy client should not be forced to continue a relationship that no longer works. If a client wants to leave, we should discuss the work completed, any outstanding obligations and document the release appropriately. A contract should provide clarity; it should not substitute for confidence in the person advising you.

Your agent should be able to explain who pays, what you may owe and why the recommended property serves your goals.

You are welcome to ask me those questions before deciding to work together. The first conversation should help you feel informed enough to make your own choice.
