It can—but five years is short enough that the purchase and eventual sale deserve a careful comparison with renting.

It is understandable to feel tired of paying rent. Ownership can offer stability, the ability to shape your home and an opportunity to build equity. Those benefits matter, but rent also pays for a place to live and flexibility. The comparison should respect both.

Count what becomes yours—and what remains an expense

With an amortizing mortgage, principal payments reduce the balance. Interest, taxes, insurance, maintenance and transaction costs do not become equity simply because they are part of owning.

A small down payment also does not make the home inexpensive. Borrowing lets you control a larger asset with less cash, but magnifies losses as well as gains. Loan limits, mortgage insurance and qualification affect what is available at your price point.

Run the five-year decision without depending on appreciation

Compare the cash required to buy, the monthly ownership cost, expected maintenance and the cost of selling. Include the value of keeping your down payment invested if you continue renting. Test a flat-price outcome as well as a rising market.

Tax benefits belong in the comparison only when they apply to you. Qualified mortgage interest may be deductible if you itemize, generally subject to a $750,000 acquisition-debt limit for newer loans, or $375,000 if married filing separately; some older loans have different limits. Property taxes may also contribute to itemized deductions within applicable limits. A later home sale may qualify for an exclusion of up to $250,000, or $500,000 for certain joint filers, but ownership, use and other requirements apply. A CPA should calculate the actual benefit rather than treating the headline limits as cash savings.

Your agent should help you evaluate whether this particular home and timeline make sense—not simply encourage ownership.

I would be pleased to explore the property choices and likely resale considerations with you. You can use that understanding alongside your financing and tax advice, then decide whether buying now supports the life you want.
