How does the $250,000 capital-gains exclusion work when I sell my home?

It may allow you to exclude part of the gain—not simply part of the check you receive at closing.

Qualifying homeowners may exclude up to $250,000 of gain, or up to $500,000 for certain married couples filing jointly. Ownership, use and other eligibility requirements apply. Generally, the ownership and use tests involve at least two of the five years before sale.

Your example shows why records matter

Suppose you bought for $600,000, completed $150,000 of qualifying improvements and later sold for $1.6 million with $80,000 in eligible selling expenses.

The simplified gain is $770,000: $1.6 million minus $80,000 minus the $750,000 adjusted basis. If you qualify for the full $500,000 joint exclusion, $270,000 remains before considering other applicable adjustments.

That is very different from assuming the entire $1 million difference between purchase and sale price is taxable.

Gather the evidence before you list

Keep the original closing statement and improvement records. A receipt supports the review; not every repair qualifies as an improvement. Prior rental use, depreciation and earlier use of the exclusion can change the result.

California generally recognizes the home-sale exclusion, but does not apply a preferential capital-gains tax rate to taxable gains. Have your CPA calculate the federal and state consequences for you.

Your agent should supply a realistic sale range and selling expenses so that tax planning begins with useful property information.

I would be pleased to help clarify that part of the decision. You can combine it with your CPA’s advice and decide whether selling supports your next chapter—before committing to a listing.
