My home no longer fits my family. Should I renovate or move?

Look five years ahead before solving only today’s shortage of space.

A second child arrives. A parent may move in. A home office occupies the bedroom corner. Gradually, the home you loved becomes a home you work around.

Before choosing a project or a replacement, identify what is changing—and whether it is temporary or likely to become more important.

When staying deserves serious consideration

You love the street, school and neighbors. The difficulty is the layout or available space. If the property can accommodate the changes and the complete cost is sensible, renovation may let you preserve something difficult to replace.

But confirm feasibility before treating the addition as your answer. Lot restrictions, structure, utilities and permits can affect what is possible.

When moving may solve more

An extensive remodel cannot fix the location or turn every floor plan into the one your family needs. Sometimes the work costs so much that a replacement deserves a closer look. Sometimes avoiding a major project has real value too.

Include property taxes in both paths

A purchase generally triggers reassessment, while your current assessed value may be much lower. Renovation can also add assessed value for qualifying new construction; staying does not mean every improvement is tax-neutral.

Eligible homeowners may transfer their tax base under Proposition 19, including to a more expensive home with an adjustment. Have the assessor calculate the applicable result.

Your agent should connect the likely sale value, replacement choices and timing to the life you want—not assume moving is the answer.

I would be pleased to understand what no longer works and help you explore the alternatives. You can take that understanding away before making a decision about the home or the relationship.
