Should I take a jumbo loan, or keep my loan under the conforming limit?
By Alessandra Imanabadi · Nationwide Fine Homes
Compare the actual offers and the cash you retain. The word “jumbo” does not decide which choice is better.
For 2026, the one-unit baseline conforming limit is $832,750, with a ceiling of $1,249,125 in qualifying high-cost counties. Verify the county and number of units for the property. These are loan limits, not purchase-price limits.
Price both structures
Ask the mortgage professional to compare a larger down payment that stays within the applicable conforming limit with a jumbo loan where available.
Look at the rate, points, fees, monthly payment, required reserves and cash remaining after closing. Do not assume a jumbo must always carry the higher rate; use current quotes for your circumstances. Do not assume the jumbo will permit a smaller down payment either—the lender’s program determines that.
Your remaining cash has a purpose
The first year may bring moving expenses, furniture or a repair you would rather not finance under pressure. Preserving reserves can matter more than a small difference in rate.
Alessandra has developed mortgage relationships across different specialties because a first-time buyer, a $5 million purchaser and a ten-unit investor need different expertise. Bank of America generally will not send you to Wells Fargo because a competing program is a better fit. An experienced broker can compare lenders within the network available to them.
Your agent should connect the financing comparison to your ownership plans and comfort level.
I would be pleased to help identify the preparation your search calls for. You can understand the choices and experience my approach before deciding whether to work together.
