Should I use a program that pays for my home preparation before I list?
By Alessandra Imanabadi · Nationwide Fine Homes
It can help when the work makes financial sense and paying upfront is the obstacle. It should not become a reason to spend more than the home needs.
You are preparing a home for sale, not necessarily remodeling it into a new one. Begin with the work buyers will notice, the problems that deserve attention and the likely benefit after every cost is included.
What a court-supervised sale taught me
A family once disagreed about selling a home as-is or improving it and selling about 90 days later. The judge asked for my opinion. I believed the updated home would bring a significantly better result.
Not everyone would fund the work, so I was asked to arrange the trades and have them paid through escrow. We completed the preparation, and the family came out significantly ahead.
But paying later came with a trade-off. Contractors who knew me honored their pricing. A few others said, essentially, “You are going to make money from this work; I will not discount it.” Deferring payment reduced some of the leverage available when choosing and paying contractors directly.
Compare the complete arrangement
Understand the work, price, funding charges, repayment date and what happens if the listing is withdrawn or the sale takes longer. Compare the deferred-payment proposal with an ordinary written contractor quote for the same scope.
Then ask three practical questions: What truly needs doing? What will it cost in total? What selling advantage is realistic?
Your agent’s value is in coordinating a sensible preparation plan—not simply introducing a financing program.
A walk-through gives you a chance to understand that plan before spending. I would be pleased to explore it with you, leaving you time to decide whether the recommendations and the working relationship suit you.
