How do I choose the right agent to sell my Bay Area home?

by Alessandra Imanabadi

Whether you are selling in the East Bay, San Francisco, the Peninsula or San Jose, the meeting should leave you understanding how the agent plans to represent your particular home.

By the end of your meeting, ask yourself: How transparent was the conversation? How much confidence did the agent give you? Was the game plan clear—and how personally involved will they be? A well-prepared agent’s knowledge of your neighborhood and attention to your home should come through in the conversation.

Do not choose the agent who simply tells you the highest listing price

We know it feels good. But remember: the agent is not buying your home. An overpriced home can sit, age, and eventually need a price reduction. Now you may have to convince buyers there is nothing wrong with a property they have watched sit on the market. With the right price from day one, you may have had the opportunity to attract multiple offers. That is the competition you want working in your favor.

A good agent respects every dollar you spend

One home may need $15,000 in staging. Another may need only $2,000. Not every room needs it, and not every home needs the same treatment. Digital staging can make sense for some properties. Buyers should understand when an image has been altered and be able to see the original condition. For other homes, we would not recommend it: a beautiful image can bring people in only to disappoint them when the visit feels different. A good agent recommends what fits your home.

Do not choose an agent simply because they offer the lowest commission

We are not suggesting the highest commission is the answer. Experience, skill, and commitment matter—and so does the agent’s ability to explain and stand behind the value of their work. A fee saving matters—but ask what you get for it. If an agent’s first response is to reduce their own fee rather than explain that value, ask yourself: How confidently will they negotiate for you when six or seven figures are on the line? Can they defend your position, keep the buyer engaged, and recognize when to hold firm or make a concession? The goal is not to pay the most or the least. It is to choose the person best equipped to protect your final result.
