What should I do if my lender cannot close on time?
A delayed loan can unsettle the buyer and seller at the same time. The useful response is a clear explanation and a credible plan, not another vague promise.
First, find out whether the lender needs another three to five days to finish—or is still deciding whether it can fund your loan. Those are very different situations. We hear “It’s no big deal” often. Sometimes it is simply a document or final step. Other times, the loan needs an exception that has not yet been approved.
The question is: were you told?
A good lender should anticipate documentation needs, prepare you early, and explain any special approval your loan requires. You should not discover those issues as the closing date arrives.
Ask the lender to explain the delay in writing
What remains outstanding? Is an approval still needed? What must happen before funding, and what completion date can they realistically give? Your agent can speak directly with the lender, understand the cause, and present that explanation to the seller when requesting more time. Acting in good faith is key. A clear explanation and credible plan give the seller something to work with. Repeating “just a few more days” without explaining why does not build the same confidence.
Put the revised plan in front of the seller
Work backward from a realistic funding date. Identify the remaining documents, who must provide them and any approval still outstanding. Have your agent seek a written extension before the deadline rather than assuming extra time has been agreed.
A Closing Disclosure is an important step, but it is not proof that every funding condition has been cleared. Confirm the remaining steps directly with the lender.
