Should I sell now or wait if I’m buying another Bay Area home?

by Alessandra Imanabadi

A move from San Francisco or the Peninsula to the East Bay—or in the other direction—requires looking at two markets. A headline about Bay Area prices cannot make that decision for you.

Start with why you want to sell—and what you will do afterward. If you have decided to sell regardless, and the question is simply whether to do it now or next year, look at your particular city, price range, and next purchase. “The Bay Area market” is too broad to answer that decision.

Start with your city and price range—not a headline about the whole Bay Area

Check what comparable homes are actually selling for. Your area may be achieving record prices while another segment is slowing.

If you are selling to buy, a higher selling price may not put you ahead

If your current home rises 10% but the more expensive home you want also rises 10%, waiting can leave you paying a larger difference—and potentially carrying a higher property-tax bill. The question is whether waiting improves your overall move—not simply your selling price.

If you are leaving real estate, the calculation changes

Now you are considering the proceeds you can receive today against the cost and potential benefit of holding the property longer. Watch financing conditions as well. Mortgage rates are connected to the bond market. Rising bond yields can put upward pressure on mortgage rates, but they do not tell us with certainty what rates will be next year.

Interest rates do not affect every price segment equally

A $600,000 home may attract first-time buyers whose purchasing power is closely tied to the monthly payment. A $6 million home serves a different financial segment. Its buyer may be selling an $8 million property and moving down. Both may use financing, but the same rate increase does not affect their decisions equally. Understand the buyers for your home before deciding what higher rates mean for your sale. Our advice: evaluate the sale and your next step together. The best time to sell is the time that puts your whole plan in the stronger position.
