How Early Should You Contact an Agent Before Selling?
By Alessandra Imanabadi · Nationwide Fine Homes
Early enough to prepare without pressure.
An early conversation can prevent unnecessary spending and give you time to select contractors, organize the work and make decisions at a reasonable pace.
Addressing an issue yourself, with time to compare options, can cost less than negotiating against a buyer’s estimate later.
But early preparation should not mean being pushed into an early commitment.
Choose useful judgment over the highest number
An agent can make a meeting feel wonderful by suggesting the highest list price.
Remember: the agent is not buying your home.
If the price is unsupported, the property can sit, require reductions and leave buyers wondering what is wrong. A correctly prepared and priced launch may have created competition while the home was fresh.
Look for someone willing to explain what deserves attention, what should be left alone and what the market is likely to reward.
A preliminary walk-through with your agent should clarify preparation and timing. You can use that understanding before deciding when—or whether—to list.
Alessandra’s first visit is an opportunity to understand your home and what matters to you. You can ask questions, consider the recommendations and experience how she works. Any decision about listing—or working together—comes afterward, at your pace.
