Prop 19: Keep Your Tax Base With a More Expensive Home?
By Alessandra Imanabadi · Nationwide Fine Homes
Not necessarily. Eligible homeowners may be able to transfer their existing taxable value, including to a more expensive replacement home.
That possibility deserves examination before you decide that moving would make your property taxes unaffordable.
Proposition 19 provides qualifying homeowners—including people aged 55 or older—a way to transfer their taxable value to a replacement primary residence, subject to its requirements.
A higher purchase price does not automatically disqualify the transfer. An applicable excess in value is added to the transferred taxable value. California Board of Equalization.
Understand the actual numbers
Perhaps your home no longer suits your daily life. You want fewer stairs, a different location or more space for family.
Assuming a complete tax reset could stop you from exploring a worthwhile move. Assuming your old bill transfers unchanged could create a different problem.
Have the assessor confirm eligibility, timing and the calculation for the properties involved. Have your CPA address capital-gains tax separately.
Your agent contributes the property decisions those calculations depend on: realistic sale value, replacement-home options and timing.
Alessandra can help you explore what a move might offer before you decide whether to make one. The starting point is what you would like your next home to change—not a request for a listing.
You can consider the possibilities, experience her approach and choose the next step only when it feels right.
