Should You Sell Your Bay Area Home in Spring or Summer?

Possibly—but the best timing depends on your likely buyer, competing homes and what happens after you sell.

Last spring cannot tell us exactly what next spring will bring. Interest rates, inflation, employment and inventory can change.

The school calendar matters

Many families prefer not to move children during the school year. They may search in spring, hoping to close and move over summer so everyone can settle before classes begin.

That creates an opportunity.

But your neighbors may be waiting for the same window. More families looking can coincide with more homes becoming available.

The useful question is whether buyer activity improves your position enough to outweigh the competing choices. A home facing two alternatives is in a different situation from one facing eight.

Price ranges respond differently

A $600,000 home and a $6 million home attract different buyer groups. The same change in rates or employment will not affect them equally.

Some of our strongest results have come in December, when general reports suggested buyers were occupied with the holidays. That experience reminds us to examine the actual opportunity—not assume the season has decided it.

Connect the sale to your next purchase

If you wait hoping your home rises 10%, the next home you may wish to buy could also rise by a similar percentage.

A 10% increase adds $120,000 to a $1.2 million sale and $180,000 to a $1.8 million purchase. The gap grows by $60,000.

Waiting may still help if it allows thoughtful preparation. It should accomplish something specific.

Alessandra begins by understanding what you hope the move will change. From there, she can help you compare preparation, competition and timing. You can decide whether the approach feels right—and whether or when to take the next step.
