What Will You Keep After Selling Your Bay Area Home?
By Alessandra Imanabadi · Nationwide Fine Homes
The sale price is the beginning. What remains is what supports your next decision.
Subtracting the mortgage does not give you the full picture.
Preparation, selling expenses, negotiated credits, transfer taxes and other closing items can affect the result. Money spent before escrow matters just as much as money deducted at closing.
Local costs can surprise people
Two coworkers may sell similarly priced homes in different cities and discover very different closing costs.
The first reaction can be, “Did I pay too much?” Sometimes the explanation is a substantial difference in local transfer taxes, together with how the purchase agreement allocates those charges.
That is why a generic percentage is not enough for an important decision.
Your agent should prepare a property-specific estimate at several realistic sale prices—not only the most optimistic outcome.
Then connect those figures to the next purchase. How much is available for the down payment? What should remain in reserve? Does the timing require another source of funds?
Your CPA should address potential income taxes separately.
A useful selling plan shows what the sale may make possible—not simply what number might appear in the announcement.
Alessandra can help clarify the property values, preparation and timing behind that plan. You can use that understanding before deciding whether a move offers enough benefit to proceed.
