How Much Should You Spend on a Bay Area Home?

Begin with the payment that allows you to enjoy your life—not the highest number on the approval.

Your lender measures the loan against its guidelines. You have to measure the payment against your household.

Include mortgage principal and interest, property taxes, insurance and any HOA dues. Then consider maintenance, savings, children, travel and the expenses that will continue after you receive the keys.

For a first-time homeowner, this can be a significant adjustment. Rent may have covered responsibilities that now belong to you.

Decide what the extra spending actually buys

Does another $100,000 buy a location that improves your daily life? A bedroom you genuinely need? Or an occasional convenience you could comfortably live without?

There is nothing wrong with spending more when the benefit matters. The problem is allowing the approval to make that decision for you.

Once you establish a comfortable range, give yourself permission to fall in love within it. Constantly touring above your budget can make a good home feel disappointing before you have properly considered it.

Your agent should help you understand the compromises—not repeatedly stretch the budget because the lender permits it.

At the end of the day, you should feel pleased to come home, rather than anxious about everything you can no longer afford.

Alessandra’s role is to understand what makes that balance work for you and help you recognize it in actual properties. You can explore those possibilities before deciding whether you want her to guide the search.
