Why Bay Area Homes Sell Above Their Asking Price

Because asking price and market value are not necessarily the same thing.

Some agents deliberately list below expected value to attract attention and competition. Other sellers ask more than the market supports.

“Above asking” therefore tells you very little on its own.

If a home is listed $500,000 below its likely value, selling $300,000 above asking does not necessarily mean the buyer overpaid. Conversely, paying the full asking price for an overpriced home does not make it a sensible purchase.

Establish value before choosing a number

Your agent should examine comparable sales, condition and current alternatives.

We often begin with nearby sales—perhaps within a quarter or half mile—and review recent three- and six-month activity where appropriate. But the radius and dates must fit the property; they are not substitutes for judgment.

Then ask what buyers can choose today. Eight competing homes create a different situation from two.

Access and presentation matter too: appointments, clutter, pets and the condition buyers encounter can influence how many people seriously consider the home.

Know when the numbers stop making sense

A good agent should be comfortable saying:

“At this price, the investment case no longer supports the offer. If you still want it because you love the home, let’s identify the premium you are choosing to pay.”

Alessandra’s role is to help you distinguish a strong offer from an expensive reaction. A conversation about an actual property can show you how she approaches that judgment. You can then decide whether that is the guidance you want beside you.
